The Grantor, hie heirs or aesigna reserves the right to place pipes or wires within ten (10) feet of the boundaries of any lot, and ahall alwaye have the right for himself, his heire or assigne as and when may be moat oonvenient to him to enter on eaid lot for the purpose of erecting, ffxing, building, examining, maintaining or repairing auch pipes, ; , conduits , electric lights , telephone poets and wires , drainage pipes or swales , and other 1 public aervicea as in his opinion may be desirable or necessary to place on the ten (10) ' foot atrip herein referred to; provided, however, that nothing herein shall be constructed ~ to permit the diviaion of any one owner's oontiguous parcel of land by such ten (10) foot ` atrip, when euch contiguous parcel oonsiata of parts of more than one recorded lot. ~ ; { 13. The aeptic tank drain field is to be located on the 2ot side away from the water f and on the side neareat the road . . 19 . Minimum lot size will be one (1) acre . 20. In the evenE that the Grantee, his heirs, administrators, or assigns shall violate or fail to carry out any or all of ~he covenants, conditions, or restrictions hereinabove provided, proceedings to enforce compliance therewith by injunction or other suit or otherwise may be brought, at the option of the Grantor, hie heirs or assigns . Any owner of other lots may proceed similarly . No failure or omission to bring such suit or take such other proceedings ae may be deemed necessary shall be held to be a waiver of any right in the Grantor , his heirs or assigns , or in any lot owner to enforce compliance therewith . ~ . * t 21.
