AFFIDAVIT ~

Before me this day personally appeared
E. P. CONGDON, who, bEing duly sworn, deposes and says: .
l. That he is Pres~dent of Mission Groves, Inc.,
a Florida Corporation, and that he~has held this position of
Pre~ident of Mission Groves, Inc. for the precedinq ten years.
2. That on December 31, 1968 Mission Groves, In~.
conveyed by Warranty Deed, the following property to the affiant
"E. P. Congdon, Trustee under a Trust Agreement dated November 18,
1963": ~
S~ of the NW~ of the NW; of Section 27 Township 34 -
South, Range 39 East, in St. Lucie County, Florida,
subject to any rights of way for roads and drainage
canals.
This Deed was recorded on February 27, 1969 in O. R. Book 175,
page 29Z4, Public Records of St. Lucie County, Florida.
~ 3. That on April 12, 1971, Mission Groves, Inc.
gave the affiant a corrective deed to the above described property
for the purpose of conveying the property to the affiant as an
individual and free of the aforementioned trust.
4. That on April 19, 1971, affiant joined by his
wife, Laura J. Congdo~, conveyed the property to.Samuel J. Wells
and Mary Elizabeth Wells, his wife, by Warranty Deed recorded
May 4tY~ 1971 in O. R. Book 192, page 546, Public Records of St.
Lucie County, Florida. This Deed recites that the property
"is convey~~d subject to a purchase money mortgage thereon
given by grantor to Mission Groves Inc., a Florida
corporation, upon which there remains owing a balance of
$7,000.00, payable in annual installments of $1,000.00 on
December 1, of each year, and which mortgage indebtedness
grantee hereby assumes and agrees to pay as and for a part •
of the consideration of this deed."

That the purchase money mortgage given by Samuel J. Wells and
Mary Elizabeth Wells, his wife, to E. P, Congdon, dated April 19,
1971 and recorded in O. R. Book 192, page 547 of the Public Records
of St. Lucie County, Florida also mentions a mortgage from E. P.
Congdon to Mission Groves, Inc.
