;7) Failure on the part of the MORTGAGOR to comply with, perform, or abide by any of the agreements,

GAGEE herein, at his oplion, to declare the entire b3lance due hereunder, to be due and payable at once
w~ithout notice. Failure of the MORTGAGEE herein, to exercise this option at any time shall not constitutt a
•r,aiver of the right to exercise this option at some later time.
