2. A Citrus Good Husbanc3ry Clause shall be made a portion of the
mortgage and shall be more specifically defined therein.

3. All existing im~rover?ents on the above-aescribed property,
' inclu~ing the present fruit crop, are a portion of the Purchase
Price and shall be reserved in their entirety by the Purchaser.
4. Immediate possession of the propert}? shall be given the Purchaser
upon execution of this contract by the Seller.

5. All improvements prior to closing shall be the sole responsibility
of 'the Purchaser. Tn the event that Title to said property shall
. not be found to be good and narketable, then said im~rovement
costs shall be reimbursed to the Purchaser.
6. George Saleeby, Jr. is the sole Real Estate Broker involved
in this transaction, ari~d his co:n^~ission of Ten (10) per eent
of the Purchase Price shall be paid at closing b}~ the Purchaser.
7. Legal egress and ingr~ss to the above-described property is
guaranteed by the Seller.

to the approval o~ t:~e pre~ate courts having jurisdiction over
the guardianship of the minors. In tne event that the probate
courts do not approve the ter:?s and conditions of this sale, '
