A Citrus Good Husbanary Clause shall be made a portion of the mortgage and shall be more specifically defined therein. 3. All existing improvements on the above-described property, including the present fruit crop, are a portion of the Purchase Price and shall be reserved in their entirety by the Purchaser. 4. Immediate possession of the property shall be given the Purchaser upon execution of this contract by the Seller. 5. All improvements prior to closing shall be the sole responsibility of the Purchaser. In the event that Title to said property shall . not be found to be good and marketable, then said improvement costs shall be reimbursed to the Purchaser. 6. George Saleeby, Jr. is the sole Real Estate Broker involved in this transaction, and his commission of Ten (10) per eent of the Purchase Price shall be paid at closing by the Purchaser. Legal egress and ingress to the above-described property is guaranteed by the Seller. 8. This contract and the terms and conditions hereof are subject to the approval of the probate courts having jurisdiction over the guardianship of the minors.
