2. A Citrus Good Husbanclry Clanse shall be made a portion of the ;
mortgage and shall e more specifically defined therein.
3. All existing im ments on the above-nescribed property, _
~ including the present fruit crop, are a portion of the Purchase
Price and shall be reserved in their entirety by the Purchaser.
4. Immediate possession of the property shall be given the Purchaser
upon execution of this contract by the. Seller. ~
5. Al1 improvements prior to closing shall be the sole re~ponsibility
of the Purchaser. In the event that Title to said property shall
. not be found to be good and marketable, then said improvement
~ costs shall be reimbursed to the Purchaser.
6. George Saleeby, Jr. is the sole Real ~state Rroker involved ~
in this transaction, and his co:nmission of Ten (10) per eent
of the Purchase Price shall be paid at closing by the Purchaser. {
Legal egress and ingress to the above-described property is
guaranteed by the Seller.
8. This contract and the te .,s a:~d conditions hereof are subject
to the approval o~ t:ze prc~ate courts having jurisdiction over
the guardianshi~ o€ the minors. In the event that the probate
j courts do not approve the terns and conditions of this sale,
; then in that event, all parties shall be released from all obli-
; gations hereunder. ~
