3. 4 Easenents.
(a) Easements are reservecl through the oonc~oeniniun
property as may, be reqt~ired for utility servioes in order t,o serve the
concbminiun adequately: provided, t~ver, such easesrnnts throuqh an
apart~nent shall be only acoording to the plans and specifications for the
apartmer.t building, or as the building is vonstn~cted, unless approved in
writing by the apartment owner.

(b) An Easanent and right-of-way, for ingress, egress,
ar~d aacess, over, across, and upon that portion of the vondcxniniun property
designated "Channel Easesnent N~. 2" on the survey is reseYVed to the Asso--
ciation, for the use and benefit of its manbers, servants and guests-
(c) An Eas~rnx~t and right-of-way, for ingress, egress,
and aecess over, across, and upon that area designated on the survey as
"C~annel Easement No. 1" and described in bchibit "C", is reserved to the

3.5 Improveme.nts - Ger~eral Description.
(a) Apartment Building. The oondocni.niun includes an
agartment building wnsisting o two 2 loors, and oontaining eight (8)
o~wners' apartments, a launciry a~ meter roan area on the first floor, and
an air-ooniitioning oaq~ressor roan area on^the seoond floor.
(b) Other 7s[Qrovanents . The oorxlaniniun includes park-
i..ng areas, landscaping and other facilities located substantially as shaari
upon the plans and which are part of the oaRmn elanents.
3.6 ~nt ~our~daries. Each apartment shall include that

ng t~apai-tm~nt that lies within the boiuidaries
! of the apartment, which bowx3aries are as follvws :

(a) Upper and Law~er Boundaries. The upper and lvwer
bow~daries of the apartment shall be the follawing bowidaries extended to
~ an intersection with the per~metrical bourx3aries:

~ (1) Uppes BoiuxlaYy - the h~rizontal plane of the
~ undeoorated finished ceiling; and
~
~ (2) Low~er Boundary - the.horizontal plane of the
~ iuideoorated finished floor.
~ (b) Perimetrical Boundaries. The perimetrical bound-
~ aries of the apartm~nt shall be the vertical planes of the undeoorated
~ finished interior of the walls bounding the ap~artment exterxied to inter-
~ sections with each oth~r and with the ~per and law~x bow~d,aries: provided,
~ however, that when there is attached to the building a balv~ny, terraoe,
w~ canopy, or other portion of the building serving only the apartment being
bounded, such bowxiaries shall be the intersecting vertical planes adjac~nt
~ t~o and which include all of such structures and fixtures there~n.
- 3.7 Gannon El~nents. The oo~n~n elanents include all the
= itan~ described in Paragraph 2.4 above and include but are not limited
