11.1 A~artments: Each of the apartments shall be ocrupied
only by a family, its servants and guests, as a residenoe and for no other
purpose. Except as rnserved t~ Develaper, ~ ap~ardnent may be divided or
subdivided int~ a snaller unit, nor any portion sold or otheiwise trans-
ferreci, witt~ut first a~er~ding this Declaration ta shaw the changes in the
ap~artme.nts to be af fected. '
11. 2 Dam~on Elgn~nts : The oanron elemPaits shall be used
only for the pu~o.ses for whi t1~y are intended in the furnishing of ser-
vices and facilities for the enjoy~ment of the apartine.nts.
11. 3 Nuisar~ces : I~b nuisances shall be allo~w~ed u~n the
oondaminiun property, nor any use or practice that is the source of annoy-
ance to residents ar which interferes with the peaceful possession ar~d p~ro-
per use of the oo~aniniun proQerty by its . residents . All parts of the oon-
daniniun shall be kept in a clean ar~d sanitary vondition, and no rul~ish, re-
fuse or garbage allvraed to accunulate ~r any fire hazard allaaed to exist.
No apartment ow?zer shall pexmit ariy use of his a~parbn~nt or make any use of
the ca~ron elanents which will increase the oost of insuranee upon the ooixio-
miniun property.
11.4 Lawful Use: No imroral, improper, offensive or unlawful
use shall be made of the o~ndominiun praperty nor any part of it; and all
valid laws, zoning ordinances aryd regulations of all goverrmental bodies
having jurisdiction shall be obseived. 7l~e responsibility of ineeting the re-
quirements of gavernne~ntal bodies for maintenance, modification or repaix of
the oondaminiun property shall be the sai~ as the resp~nsi.bility for the main-
tenanc.~e and repair of the praperty voncerr~ed.
11.5 Pets: No animals, reptiles, a~hibians or pets of any
nature and descripfiion shall be raised, b~red ar kept in any apari~ent, or in
or upon. the oamm~ elerents (exoept for bird.s and fish raised and kept entirely
within the apartic~nt); pravided, hawever, that each apartmPnt vwner shall be
entitled to ke~p one c3og and one cat, or another danestic animal, when kept
wholly within the oontrol of its vwner at all times in his apart~nt and on
leash and curbed wh~n out of his ap~ari~nent.
k 11.6 Si~: No "F+or Sale" or "~br Rent" signs or other displays
~ or advertising s~a~~-_be maintained or permitted on any part of the oamm~ ele-
; ments or the apartinent. The right is reserved to the Develo}~s to plaoe "For
~ Sale" or "~or Rent" signs in vonnectio~ with any unsold or wioccupied apart-

~ clYy of any kind, or other articles shall be hung out or exposed fran any apart-
~ ment, or on or ~on the oamr~n elanents. The ~x~n elgnents shall be kept
~ free and clear of n~bbish, debris and othPx unsightly material.

~ the lessee and his family, its servants and gue.sts. I~b rorn~s may be rented,
and no transient tenants may be accamrr~dated.

11.9 Regulations: Reasonable regulations ooncerning the use
of o~ndaniniun property may be made and amended from time t~ time by the Asso-
= ciation in the manner provided by its Articles of Inoorporation and By-Iaws.
(7opies of such reg~ulations and am~nts shall be furnished by the Associa-
- tion to all apartment a~mers and resid~ts of the oondcminiun up~n request.
=5; 11.10 Proviso: Pravided, however, that ~til Developer has
oa~leted all of the oon~ated i~rovements and closed sales of all of
the apartments in the oor~daniniun, neither the aparts~nent o~mers nor the Asso-
ciation nor the use of the oorydaniniun praperty shall interfere with the oonr
~t; pletion of the wntgnplated improvanents and the sale of the apart~nents. De-
veloper may make such use of the Lmsold apartme.nts and oamr~n areas as may
