mo*tgage, then this mortgage and the estate hereby created shall cease and be null and void.

1. That he will pay the indebtedness, as hereinbefore provided. Privilege is reserved to prepay at any time,
without premium or fee, the entire indebtednesg or any psrt thereof not less than the amaunt of one uistallment, or

~ (b) The aggregate of the amouats payable puisuaat to subparagraph (a) and thoae payable on the note secured
hereby, shall be paid in a single payment esch month, to be applied to the following itema in the order

~ (I) ground renta, taxes, assessments, fire, aad other hazard insurauce premiuma;
(II) interest on the nobe aecured hereby; and
~ (III) amortisation of the principal of said note.
An~ deficienc} in the amount of suchaggr egate monthly payment shall, unless made good by the Mortr
:ri gagor prior to the due date of the next suct~ payment, const~tute an event of default under this mortgage.
At ~iortgagee's option, Mortgagor will pa~ a"late cl~arge" not eaceeding four per centum (4%) of any install-
ment when psid more than fifteen (15) days after the due datc thereof to cover the extrs expense involved in
handling delinquent paytuents, but such "late charge" shall not be payable out of the proceeds of any sale "
made to satisfy the ~ndebtedness secured hereby, unless such proceeds are aufficient to d~scharge the entire
indebtedness snd all proper costs and expenses secured thereby.
