To pay al! and s~ngula~ the costs, char9es and expenses, ~ncluding reasonable lawye~'s fees and cost ot abstract~ of title, incurred or pa~d at any t~mo by sa~d Mortgagee bec~use andlor in the event of the fa~lure o~ tM part of the said Mortgagor to duly, promptty and fully per(orm, discharge, execute, effect, complete, comply with a~d sbids by escA and eve?y the stipulations, a~?eements, condit~ons and eovenants of said promiuory note, and this mort~, any a e~ther, and said costs, charqes and expenses, eac~ and every, sha11 be immediately due and payabl~, whether o~ not there be ~otice, demand, attempt to collect or wit perxiing; and the full amount oi each and eve~y such paymani shsll bear ~nteresi (rom the dale thereof unt?1 pa~d at the rate ot ten per centum per annum; and all said costs, chsryes and expenses so ~ncu~red or paid, together w~th wch ~nterest, shall be secured by the Iien of this mwt~age. 6. That (a) in the event of any txesch ot th~s mortgage or default on the pa~t of the Mo~tgagor, o~ (b) i~ ths ~ve~t any ot said sums of money here~n ~eferred to be not promptly and fully paid with~n th~rty days next after the same sev- erally become due and payable, without demand or not~ce, or (c1 i~ the event exh and evary the stipulstio~s, agree- me~ts, condicions and co~renants of sa~d p?om,ssory npte and this mort~aage a~y or either, are not duly, promptly a~d ~ fully perfo~med, discharged, executed, effected, completed, compl~ed with and ab~ded by, then, in ~ith~ a sny wch event, the sa~d aggregate sum mentioned in said p?omissay note then remaining unpaid, w~th interett accrued, and all - moneys, secured hereby, shalt become due and payable forthwith, o. thereafter, at the optioa of ssid Mortgagee, a~ fully and completely as ii all of the sa~d wms of money were o~~g~nalty st~pulated to be pa~d on wch day, anything in said promisso~y note, anci/or in th~s mortgage to the contrary notw~thstanding; and thereupon or thereafie~ at the - option of sa~d Mort9agee, without ~otice or demand, suit at law_or in equity, the~etofore, or ihereafter begun, may be prosecuted as if atf mor~eys secured hereby had matu~ed prio~ to its ~nsutution. 7. That in the event that at the beginning of or at a~y time pend~ng any suit upon this mo?tgage, w to faeclose it, or to reform ~t, andlor to enforce payment of any claims hereunder, said Mortgagee shall apply to the court having jurisdictio~ thereof for the appointment of a Rece~ver, such court shall forthwith appoint a Receiver of said mortgaged pr'operty all and si~gular, including all and singular the rents, income, profits, issues and revenues f~om whatever souroe derived, each and every of which, ~t be+ng expressly uneferstood, ~s hereby mortgaged as if speci!ically set forth and described in the granting and habendum clauses he~eof, and such Receiver shalt have all the broad and effective fune- tions and powers in anywise entrusted by a court to a Rece~ver, and wcn appointment shall be made by wch court as an admitted equity and a matter of absolute right to said Mortgagee and without reference to the adequacy or inadequacy of the value of the property mortgaged or to the solvency cx insolvency ot said Mortgagor and/or of the defendants, and th~t wch rents, profits, income, issues and revenues shall be applied by such Receiver accordinq to the lien and/or equity of said Mortgagee a~d the practice of wch court. !N W1TIhESS WHEREOF, the Nortgagor has exeruted these presents under seal the day and year above written.
