THIS WARRANTY DEED MADE the 19th day of January, 1974 by
MARC ENGELER, a single man, Boston Massachusetts, DON S. GREER,
joined by his wife PAULINA M. GREER, WesC Hyannisport, MassachuseCts,
and ARTHiJR D. PINKHAM, Jr., ~oined by his wife MARGARET M. PINKHAM,
New York, New York, now constituCing the Christian Science Trustees
for Gifts and Endowments, under Deed of Trust from James A. Neal, et `
al, dated June 4, 1926, with amendments thereto, duly recorded at the
Registry of Deeds of Suffolk County, Massachusetts, hereinafter called
the Trustees, and to any Successors appointed by The Christian Science
Board of Directors of The Mother Church,.The First Church, The First
Church of Christ, Scientist, of Boston, Massachusetts, hereinafter
called the grantor to MAGGIE GROVES, INC., whose postoffice address
is 650 Hollins Drive, TiCusville, Florida 32780, hereinafter called
the grantee:
(Wherever used herein the terms "grantor" and "grantee" include all
the parties to this instruments, and the-heirs, legal represen tatives .
and assigns of individuals, and the successors and assigns of corpor-
ations.)
W I T N E S S E T H: That the grantor, for and in conside~ation
of the swn of $10.00 and other valuable considerations, receipt whereof
is hereby acknowledged, hereby grants, bargains, sells, aliens, remises,
releases, conveys, and confirms unto the grantee, all that certain land
situate in St. Lucie County, Flori da, viz:
A tract of land lying in Township 37 South of Range 37 East in
St, Lucie County, Florida, more partieularly described as follows:
-'J,~^, Commencing at the southwest corner of Section 10 in Township 37
South of Range 37 East in St. Lucie County, Florida, run thence
N 0° - 25' E with the west line of said Section 10 a distance of
2,496.0 feet to an intersection with the center line of Bluefields
Road ( a county road) run thence S 22° - 13' 30" E with said center
~ line a distance of 639.68 feet to the Point of Beginning; Run thence
~ S 22° - 13' - 30" E a distance of 515.12 feet with the center line
` of said Bluefields Road, to a point; run thence S 35° - 36' - 50" E
~ with said center line of Bluefields Road a distance of 3,204.85 feet

~ to a point which is also an intersection with the property line of
~ land presently owned by Mr. Philip Iglehart; run thence S 59° - 06'-
~ 10" W with said property line a distance of 2,776.4 feet to a concrete
~ monument; run thence N 35°34'S0" W a distance of 3,508.9 feet to a
concrete monument; run thence N 54° - 35' - SO" E a distance of
~ 2,776.4 feet to a concrete monument; run thence N 65~ _ 28~- 50" E
~ a distance of 110.05 feet to an intersection with the center line_
_ of Bluefields Road, which intersection is the Point of Beginning;
~ and containing 231.4 acres, more or less. TOGETHER with an ease-
~ ment granting the right to.expell and drain excess surface water
? over and across Section 15, Township 37 South, Range 37 East.
~ This Deed is given subject to an easement in perpetuity for the -
~ right of way for Bluefields Road.
