TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantor hereby covenants with,said Grantee that it .
is la~vfully seized of said real property in fee simple; that the
Crantor has good right and lawful authority to sell and convey said
real property; that the Crantor hereby fully warrants the title to
said real property and will defend the same against the lawful
claims of all persons whomsoever; that said real property is free
and clear of all encumbrances, except taxes accruing subseauent to
December 31, 19 73 .
