The Grantor, as owner of the real property located in
St. Lucie County, Florida, described in the attached Deed ~
being a portion of Section 23, Township 36 South, Range
44 East, desires to and does hereby impose upon the said
real property the followinq restrictions and covenants:
1. Any residential construction on the premises
shall contain not less than 1000 square feet of livinq
area exclusive of carports, attached garaqe and porches.
2. No livestock, exceptin g only horses and cattle,
shall be kept or maintained on the premises at any time.
3. No poultry shall be kept or maintained on the
premises for commercial purposes.
4. No dog kennels, cat kennels or other kennels
may be maintainea on the premises at any time for
commercial purposes.
5. There shall not be created or permitted to exist
on any part of the said property any dumping ground, accumu-
lations of debris, exposed garbage, or any foul smellinq
matter whatsoever.
6. No tents, shacks, or other structure of a temporary
character shall be used as a residence or as a place of
business, temporarily or permanently on any part of the land
(other than temporary structures used during construction of
permanent buildings).
7. If any person shall violate or attempt to violate
any of the covenants, restrictions or easements herein, 'it
shall be 2awful for any other person or persons owning any
real property situated in said section to prosecute any
proceedinqs at law or in eguity against the perons or person
violating or attempting to violate the same and either to
prevent him or them from so doing or to recover damages for
such violation.
6. The foregoinq restrictions, covenants, burdens
and servitudes shall run with the land and shall remain in
~ full force and effect until June 1, 1982 at which time they
shall automatically become null and void and of no further
effect.
