way and easement for the non-exclusive use of
the South 50 feet of the above-described property
for the purpose of ingress and egress to and
from Old Dixie Highway, and further reserving to :

~ the grantor the right to grant the same right of
ingress and egress to others.
Said grantor does hereby fully warrant the title to said land, and
will defend the same against the lawful claims of all persons
whomsoever.
Grantee herein, MARINE SCIENCE CENTER, INC., is the
grantor in the corrective warranty deed dated December 20, 1972,
recorded in Official Record Book 209, page 593, public records
of St. Lucie County, Florida, made to Harbor Branch Foundation
as the grantee in that deed. The grantor in this deed, THE HARBOR
BRANCH FOUNDATION, is the same party as the grantee in the correc-
tive deed. Pursuant to the provisions of~paragraph 11 of that
corrective warranty deed, MARINE SCIENCE CENTER, INC., by its
execution of this deed, does herewith release THE HARBOR SRANCH
FOUNDATION and the property described in this deed from all of
i the restrictions, conditions, reservations and covenants imposed

by that corrective warranty deed as to the property conveyed -

~ herein. MARINE SCIENCE CENTER, INC., and THE HARBOR BRANCH FOUNDA-- 3
¢ TION agree that the restrictions, conditions, reservations and

~ covenants imposed by that corrective warranty deed remain upon -

~ all of the property described in that corrective deed except

~ the part described in this deed. -
x Grantee herein, MARINE SCIENCE CENTER, INC., is the

~ grantor in the Channel Easement Agreement dated December 20, 1972,
~
~ recorded in Official Record Book 209, page 588, of the public
~
~ records of St. Lucie County, Florida. The grantor in this deed,

~ THE HARBOR BRANCH FOUNDATION, is the same party as the grantee in
~ that Channel Easement Agreement. A part of the property described
in this deed has located thereon a part of the channel described
-
in that Channel Easement Agreement. That channel is also the
channel referred to in the above identified corrective warranty
-
~ ~ deed. THE HARBOR BRANCH FOUNDATION does herewith reserve unto

y~ ~ ~itself the perpetual easement granted to it by that Channel Ease-
" ' ment Agreement on and over all of the property described in that
