instance shall include the Mortgagor's heirs, executors, successors, legal representatives, and assigns, including all sub-
sequent grontees, either voluntarily by act of the parties, or involuntarily by ope~ation of law and shall denote the
singular and/or plural, and the masculine and/or feminine and the natu~al and/or aNificial persons, whe~ever and
wherever the rnntext so requires or admits, as parties of the first part, and COAAMUNITY FEDERAL SAVINGS AND LOAN
ASSOCIATION OF RIVIERA BEACH, a corpo~ation existing under the laws of the United States of America, hereinafter
called the Morigagee, which term as used in every instance shall include the Mortgagee's successors, legal ~epresenta-
tives, and assig~s, as paNy of the second part. ~
WITNESSETH, That for divers good and valuable considerations, and also in consideration of the aggregate
sum of money named'in the promissory note of even date herewith, hereinafte~ described, the Mortgagor does grant,
bargain, sell, alien, remise, release, convey, and confirm unto the Mortgagee, in fee simple, the following desc~ibed
real estate, of which the Mortgagor is now seized and possessed, and in actual possession, situate in the Cou~y of
St . LuCle . State of Florida, to-wit:

according to the Plat thereof, as

~ TOGETHER with all structures and improvemenis noyr and hereafter on said land and the fixtures attached
thereto and aH rents, issues, proceeds, and profits accr~"ng and to accrue from said premises all of which are included
within the foregoing description and the habendum hereof. Also all gas, steam, eleciric, water and other heating,
~ cooking, refrigerating, (ighting, plumbing, ventilating, irrigating, and power systems, machines, appliances, fixtures
and appurtenances, which now or may hereafter penain to or be used with, in or on said premises, even fhough they
may be detached or detachable.
~ IT IS IAUTUAIIY COVENANTED ANO AGREED by and between the parties hereto that upon request of the Mort-
~ aagor, the Mortgagee may hereafter, at its option, at anytime within twenty (20) years from the date hereof and be-
~ fore full payment of th~s mortgage and notes secured hereby, make further advances to the Mortgagor and any such
further advances, with interest, shall be secured by this mortgage and shall be evidenced by an additional note then
unpa~d, and the totat amount of indebtedness that may be secured by this mortgage may decrease or increase from time
- ro time, but the total unpaid balance so secured at any one time shall not exceed the maximum principal sum of
~ 2~_$QQs_QQ_____, together with interest thereon and any and all disbursements made by the Mortgagee for the
payment of taxes, levies, or insurance on the property covered by the lien of this mortgage with interest on such disburse-

incurred in the collection of any or all of such sums of money.
