(a) All rents, issues, profits, revenue~, roy~lties,
rights and benefits derivcd from the premises from time to time
accruing, wh~ther under leases or tenancies now eri~ting or here-
after created, reserving to t4ortgagor, however, so long as
Mortg~gor is not in default hereunder, the right to receive and
retain the rents, issues and profits.
(b) All judgments, awards of damages and settlements
hereafter made resulting from condemnation proceedings or the
taking of the premises or any part thereof under the po~~er of
eminent domain, or for any damage (whether caused b~? such taking
or othen~ise) to the premises or the ir.iprovements tl~ereon or
any part thereof, or to any rights appurtenant thereto; includ-
ing any award for change of grlde of streets. Mortgagee is
hereby authorized, on behalf and ix~ the nar.~e of rlortg~gor, to
execute and deliver valid acquittances for, and to appeal from
any such judgments or a~varcis. t~ortgagee r~ay apply all such sums
or any part thereof so received, af ter the payment of all of
its expenses, including costs and attorneys' fees, on the in-

Mortgagor further covenants and agrees with Mortgagee as
