to each further advance as well as to all otl~er indebtedness se-
cur~d herebv. No~hinn hercin contained, ho~vever, shall limit the
amount sccured by this mortgage if such amaunt is increased by
advanccs made by ?•!ortg~lc~ee, a~ hercin elsewhere pr.ovided for to
protect the security. The word "Mortgagor" as used in thi.s-para-
graph, includes any successor in o~ulership of the premises.
16. No delay by Nortgagee in exercising any right or
remedy hereund~r, or otherwise afforded by la~a, shall operate as
a waiver thereof or preclude tlie exercise thereof during the con-
tinuance of any default hereunder. ?~o waiver by ~!ortgagee of any
default shall constitute a~ti~aiver of or. consent to subsequent
def-aults. No failure of *!ortgagee to exercise any option herein
given to accelerate maturit}? of the debt hercby secured, no
forebear~nce by tiortgaqee before or after the exercise of such
option and no withdrawal or abandonment of foreclosure proceed-
ings by P~?ortgagee shall be tal:en or construed as a waiver of its
right to exercise such option or to accelerate the maturity of the
debt hereby secured by reason of any past, present or future
default on the part of !~!ortg~gor; and, in like manner, the pro-
curement of insurance or the payment of taxes or other liens or
charges by ~-_artgagee shall not be ta}:en or construed as a~~aiver
of its right to accelerate the maturity of the debt hereby secured.
17. Without affecting the liability of 24ortgagor or any
other person (except any person expressly released in ~~riting)
for payment of any indebtedness secured hereby or for performance
o~ any obligation contained herein, and without affecting the
rights of rtortgagee with respect to any security not expre$sly;
released in writing, t•?ortgagee tmay, at any time and from tir.le -.to
time, either before or after the maturity of said note, and wi~h-
out notice or consent:
(a) Release any person liab le-for payment of all or
any part of the indebtedness or for performance of any obligation.
(b) riake any agreement extending the time or other-
wise altering the terr.is of payment of all or any part of the in-
debtedness, or modifying or ~?~aiving any obligation, or subordin-
ating, modifying or otherwise dealing with the lien or charge
hereof . .
(c) Exercise or refrain from exercising or waivc~ any -
right blortgagee may have. . '
(d) Accept additional security of any kind.
(e) Release or otherwise deal with any property, real ~
or personal, securing the indebtedness, including all or any part ~
of the property mortgaged hereby. ~
18. Any agreer:ient hereafter made by Mortgagor and Mort-
. gagee pursuant to this r,iortgage shall be superior to the rights of
the holder of any intervening lien or encumbrance.
19. riortgagor hereby waives all right of homestead exemp-
tion in the property subject to this mortgage.
20. The covenants and agrcements herein contained shall
bind and the benefits and advantages shall inure to the respec-
tive heirs, executors, acimini~trators, successors and assigns of
the parti.es hereto. ~~1lcrever used, tlie singular nw*.~ber shall in-
clude the plural, and the plural the singular, and -the -use of
. - any gender shall bc arplicahZe to all genders. nll covenants,
