3. That if the total of the payments made by the rtwngagor under Ib) of paragraph 2 preceding shall ezceed the amuunt of the

excess at Ihe option of the mortgagee, shall, be credited on subaequent payme~u to be made by the mortgagor, or refunded to the
mortgagor. If, however, the monthly payments made by the mortgagor under Ibl of paragraph 2 preceding shall not be ~ufficient ta pay
