AND, said Mortgagor for itself and its heirs, legal
representatives, successors and assiqns, hereby covenants with ~

said Mortgaqee its heirs, legal representatives, successors `
and assigns, that said Mortgagor is indefeasi.bly seized of
said land in fee simple; that the said Mortqagor has full
power and lawful riqht to convey the same in fee si~le as
aforesaid; that i,t shall be lawful for said Mortgagee, its
heirs, legal representatives, successors and assigns, at all
times peaceably and quietly to enter upon, hold, occupy and
enjoy said land and every part thereof; that said land is
free from all encumbrances, except as hereinafter noted as
to each property set out in Exhibit A hereof; that said ~
Mortgagor, its Iegal heirs, legal representatives, successors,
and assigns will make such further assurances to perfect the
fee simple title to said land and said Mortgagee, its heirs~
legal representatives, successors and assigns, as may reason-
ably be required, and that said Mortgagor does hereby fully
warrant the title to said land and every part thereof, and r

will defend the same against the lawful claims of all persons
whomsoever.
i PROVIDED ALWAYS, that if said Mortgagor shall pay unto

; the said Mortgagee the certain Promissory Note, a conformed

~ copy of which is attached hereto and made a part hereof as
~ Exhlbit "B".

~ WHICH NOTE provides for payment of interest, but which
~ interest is not evidenced by interest coupons or interest
coupon notes, it being understood that wherever coupons,
interest coupons, or interest coupon notes, are referred to
~ in this present mortgage, the interest mentioned in said
~ note i.s intended; and shall duly, promptly and fully perform,
~ discharge, execute, effect, complete, comply with and abide ~
