~~The said Mortgagor further covenants and agrees for so long as all, or
'ny part of the indebtedness secured hereby remains unpaid to preseve,
~iaintain and care for the citrus groves upon the above described
remises, such care and maintenance to include cultivating, spraying,
~usting, pruning, fertilizing, watering, protection against damage by
;~rost and fire, marketing of crops and replanting of trees when needed,
!all to be done in a husband-like manner and in accordance with approve
'methods of grove culture, and agree not to top-work said groves with-
;but the written consent of the holder of this Mortgage, provided furth r
;"that upon the failure of the Mortgagor to fully comply with any or all
;~rovisi~ons of the above covenants, the ho2der of the indebtedness
~~ecured hereby, in addition to all of holder's other rights and remedi s
