electrical equipment; and all elevators escalators switchboards, engines, motors, tanks,
numps, screens, storm doors, storm windows, shades, awnings, floor coverings, ranges,stoves
refrigerators, washers, dryers, wall beds, cabinets, partitions, conduits, ducts and
~c~naressors: it beina understood and aareed that all such fixtures. machinery, apparat~~s, .
equi~nent, and articles of personal property are a part of the said real estate and are
c;eclared to be a portion of the security for the indebtedness hereby secured (whether in
single units or centrally controlled, and whether pi~ysically attached to said rea7 estate
or not); ~
1~0 IIAVE AND TO FIOLD the above granted and mortgaged premises with the privileges and
~~ppurtenances thereunto belonging, and all rents, issues and profits therefrom, unto ~
~•;ortgagee, its successors and assigns, forever, for the uses and purposes herein expressecf.
~lortgagor covenants that at and until the execution and delivery of this mortgage, t~ortr~i~or ~
is well seized of the above described premises, in fee simple, and has good right and f~~ll ;
power to grant, bargain, sell, convey, mortgage and warrant the same in the manner and forni
written; and that the same are free from all liens and encumbrances whatsoever, exceptin~~ ;
only the lien of general taxes not due and pa~yable; and that Mortgagor does warrant and will '
ctefend the said premises, with the privileges and appurtenances thereunto belong to t4ortgagee,°;
its successors and assigns, forever, against all lawful claims and demands whatsoever.
TIIIS MORTGAGE IS GIVEN TO SECURE: (a) Payment of the indebtedness evidenced by the notr, 4
with interest at the rate (s) and in the manner provided therein; (b) Payment by h1orl:gacJor
co P~ortgagee as herein provided, of all sums expended or advanced by Mortgagee pursuant
to any term or provision of this mortgage; and (c) Performance of each and every 6f the
covenants, conditions, and agreements contained in this mortgage and the note secured hereby
and in any other instrument to which reference is herein expressly made. "
/1~~D, MORTGAGOR HEREBY COVENANTS AND AGREES that:
1. Aiortgagor will pay the principal of and interest on the indebtedness evidenced by ti~e said #
note, at the times and in the manner therein provided.
2. ijortgagor will pay all_taxes, assessments, and other similar charges levied upon the s~id ~
premises before the same become delinquent, and will promptly deliver to Mortgagee rcrceipts
of the proper officers, therefor. In default thereof,.Mortgagee may pay such t~xes,
~ assessments, and other similar charges, including any penalties or interest thereon (of
I which payment, amount and validity thereof, the receipt of the proper officcr sl~all i?e
~ conclusive evidence)~and any amount so paid by M~ortgagee shall become immediately duc~
and payable by Mortgagor with interest at the highest lawful rate until paid and s~~all be
secured by this mortgage. ;

3. Upon the written request of the Mortgagee, Plortgagor will pay to Mortgagee monthly,
in addition to each monthly payment required hereunder, or under the evidence of the ;
deb~ secured hereby, a sum equivalent to one-twelfth of the amount estimated ±
by hlortgagee to be sufficient to enable Mortgagee to pay at least thirty (30) diys }
bei`ore they become due all taxes, assessments, and other similar charges levied agai~~st
tne said premises, and all insurance premiums on any policy or policies of insurance
required hereunder. Such additional payments may be commingled with the general funcis
o~ ~lortgagee and no interest shall be payable in respect thereof, Upon demand by
~;ortgagee, Mortgagor will deliver and pay over to Mortgagee such additional
sums as are necessary to make up any deficiency in the amaunt necessary to enable t~ivri:~tagee
to fully pay any of the items hereinabove mentioned. In the event of any default by
?~~ortgagor in the performance of-any of the terms, covenants, or conditions herein coni;ained,
or in the evidence of the debt secured hereby, Mortgagee may apply against the indebi:edness
~ secured hereby, in such manner as Mortgagee may determine, any funds of Mortgagor then held
~ by Mortgagee under this paragraph.
