~ ment when paid more than fifteen (15) dsys after the due date theteof to cover the extra expense involved in
~ handling delinquent pey ment2, but such "late charge" ahall not be paysble out of the proceeda of any sale

- 3. If the total of the pay ments made by the Mortgagor under (a) of paragraph 2 preceding shall exceed
the amount o( payments actuall~ made by the Mortgagee, ea trustee, for ground rents, tsaea and ssseasments,
and insurance premiums, as the case inay be, such excess ahall be credited on sub~equent payments to be made
~ b~ the Morigagor for such items or, at Mortgagee's option, as trustee, shall be refunded to Mortgsgor. If,
however, such monthl~ pa~ ments shall not be sufTicient to pay such items when the same shall become due
and pa}•able, then the Mortgagor shall pa~ to the biortgagee, as trustee, any amount necessary to make up
the deficiency. Such pa~•ment shall be made within thirty (30) dava after wntten notice from the Mortgagee
