TOGETHER with all tenements, hereditaments, and appur- tenances thereto belonging or in anywise appertaining. TO HAVE AND TO HOLD the same in fee simple forever. AND the Grantor hereby covenants with said Grantee that it is lawfully seized of said land in fee simple; that it has good right and lawful authority to sell and convey said land, that it here- by fu11y warrants the title to said land and will defend the same against the lawful claims of all persons whomsoever; and that said land is free of all encumbrances, except taxes accruing subsequent to December 31, 1973. This conveyance is subject to the following restrictions, conditions, covenants and reservations which are specifically im- posed on the land conveyed above. 1. The real property conveyed herein sha11 be used S exclusively for marine research, scientific and educational pur- poses and~in the event that the real property is not used for said purposes, said real property shall revert to the Grantor, its z ~ ~ ; successors or assigns, who shall have the right of immediate re- ; R } entry upon such real property. ; ~ 2. No building shall be constructed nearer than SO' to ~ the bulkhead line of the channel situate on the property herein ~ conveyed. 3. The height of any building constructed on the property conveyed herein shall not exceed two stories. 4. Grantee shall not erect buildings or other appur- tenances on more than S0~ of the available dry land situate on the ~ ~A premises conveyed herein. ~ ~ ~ 5.
