COVENANTS AND RESTRICTIONS OF WIDE WATERS SUBDMSION `

It ie mutually underetood and agreed by and between the parties hereto that thia '
conveyance is made aubject to the following reatrictione and limitations. which are intended
to be and ehall be taken se covenants to run with the land, and which are intended to be
and ehall tie taken as conditions of thia conveyance and one of the expreas conaideratione
thereof as follows:
1. Lots in the aubdiviaion known as the Wide Waters shall only be used for single family
reaidential purpoaee .
2. No atructure ahall be erected, altered, placed or permitted to remain on any building
aite other than one detached aingle family dwelling not to exceed two storiea in height, a
guest house , private garage , and other outbuildings incidental to residential uae of the
premises .
3. No residential building shall be oonatructed or erected on any one lot or combination
of lots unless such building shall cost at least E30 , 000 . 00 . Such reaidence shall have at
least fifteen hundred (1.500) square feet of floor apace for living area, exclusive of the
area of any carport, attached private garage, patio, utility room or guest houae.
4. The main roof of the dwelling ehall not have a pitch lese than 3 in 12. The pitched
roof area ehall normally be covered with cement shingles or wood shingles; only exceptiona
may be given by Grantor in writing upon inapection of house plan for compatibility with
the area . Exceptions for use of other materials will be considered only in the case of a
roof with a distinctive and/or unusual deeign . ;

5. No houee shall be painted white that has a white or light grey roof . Exception may be i
made on plan approval only, providing elaborate trim consideration has been designated ~
of a contrasting color . No houae shall be painted pink . ~

6. The plans and specifications of all buildinga to be erected on the land herein conveyed :
shall be compatible with other homea in the area and they together with the plot plan shall ;
be submitted in advance to the Grantor, hig heirs or asaigns, and approval thereof ;
obtained in writing before any work on said building shall start . .

' 7. Garagea shall be for the uae only of the occupants of the residence of the lot on which ~
~ it is located; they may be attached or detached, but may not have entrances facing the ;

' 8. No outbuildings , garage , shed , tent , trailer , or temporary structure of any l~nd ehall
~ be erected, constructed or permitted previoue to cammencement of permanent residential
conatruction or used as temporary or permanent residential purposea . No trucks or trailers
(excluding boat trailera) shall be kept on a reaidential lot unless under a roofed atorage
area or with adequate side ahielding to create concealment, such as a carport or garage; ~
provided, however, that the provisions hereof shall not apply to an.y maintenance and/or ~ ~
business vehicles and equipment owned by Grantor and aseociated in his buainess , kept ~
on lots owned by him or on Park areas within the Subdivision . A pleasure boat or boat ~
trailer or habitable motor vehicle may be kept on the lot providing it is parked behind the ~
back buildiirg; line of the residence . No boat , houseboat or other water vehicle ahall k
~ be used for te{~porary or permanent reaidential purposea .
8. All laundry or clothing placed outside to sir or dry ahall be within an enclosure
~ affordin~ effective concealment .

~ 10 . All garbage and trash containera , oil tanka , water pumps and tanks , and bottled gas 3
~ tanks ehall be placed underground or in walled in areas so that they shall not be visible ~
- from the surrounding properties . No unsightly structures ahall be permitted for thie }

11. No uneightly growth or debris shall be permitted to grow or remain upon the premisea
~ herein conveyed, and no refuse pile or unaightly objects shall be allowed to be placed or
~ auffered to remain anywhere thereon; in the event that the Grantee or hia asaigns ahall
fail or refuse to keep the premises free of refuse pilea or other unaightly growthe or
objecta then the Grantor, his heirs or aaeigna may enter upon the said premises and remove
the same at the expense of the owner, and auch entry ahall not be deemed a trespasa.
