I devise the land with the buildings thereon which I may own
and occupy as a residence at the time of my death to my wife ~
Margaret Ratherford~ for life~ the remainder in fee to my daughter
Margaret Joan Rutherford~ if she shall survive me. If my wife

elects not to occupy the said premises~ I hereby grant to her the
;~right to sell the same and to use the proceeds thereof for the
purchase~ within one year of said sale~ of another honse for her
