LONG TERM LEASE ~

THIS LEASE, made and entered into this day of ;
1974, by and between RYERSON & HAYNES REALTY, ING., a Delaware , _
corporation, hereinafter called "Lessor", and HIGH POINT OF F'OkT ~
PIERCE CONDOMINIUM ASSOCIATION SECTION l, INC., a Florida non-
profit corporation, hereinafter called "Lessee", which said terms
shall be dzemec~ to extend to and include the heirs, legal
reprasentatives, successors and assigns of the said parties.
WITNESSETH:
That the Lessor and the Lessee, for and in consideration of
the keeping by the parties of their respective obligations _
hereinafter contained, as well as for One ($1.00) Dollar and other
valuable consideration by each of the parties unto the other in
hand paid simultaneously with the execution and delivery of these
presents, the receipt whereof isL hereby acknowledged, have agreed
as follows:

DEMISE
Upon the terms and conditions hereinafter set forth, anci in
consideration of the payment from time to time by the Lessee of
the ren~s hereinafter set forth, and in consideration of the
prompt performance continuously by the Lessee of each and every
the covenants and agreements herein contained by the Lessee to be
kept and performed, the performance of each and every one of which
I is declared to be an integral part of the consideration to be
I furnished by the Les~ee, the Lessor does hereby lease, let and
~ demise unto the Lessee, and the Lessee does hereby lease of and
~ frflm the L~ssor, the following described premises, situate, lying
~ and being in the County of St. Lucie, State of Florida, more
~ particularly described in Exhibit "A" attached hereto and made a
~ part hereof.

~ DURATION OF TERM

~ The term and duration of this lease shall be for a period of
~ time commencing January 1, 1975 and continuing up to and including
December 31, 2073, unless this lease be sooner terminated in
~ accordance with its terms.

The Lessee agrees to pay to the Lessor as rent during the
t~rm of ~his lea~e, the sum of FOUR THOUSAND EIGHT HUNDRED NINETYFIVE
s:~= ($4,895.00) DOLLARS per month, payable_monthly in advance, with ~
=x~= thz first monthly payment becoming due and payable January l, 1975.
