3. To commik Permit. or suffer no waste, impairinent or deterioration of the mortgaged pmperty. -

thereof, with interest tbereon from the day of payment at the same rate as specified in that note, shall also

5. If any payment pmvided for in that note is not paid within 30 days after it becomea due. or if any
agreeaient in this mortgage other than the agreement to make the payments is breached~ the entire unpaid
principai balaace of tha± note shall immediately become due at the option of the Mortgagce. and the Mort-
gagee may foreclose t6is mortgage in the manner provided by 2aw. and have the mortgaged pr~perty sold to
satisfy or spp~y on the indebt~ednesa hereby secured.
6. The rents snd profits of the mortgaged property are also hereby mortgaged, and if proceedings
to foreclose this mortgage shaU be instituted. the court having jurisdiction thereof may appoint a receiver of
the mortgaged property and apply those rents snd profits to the indebtedness hereby aecured. regardless of
the solveney of the Mortgagar or the adequacy of the sec~uity.
