And shall duly, promptly, and fully perform, discharge, execute, effect, complete, and comply with
and abide by each and every of the stipulations, agreements, conditions, and covenants of said promissory
note and all future advances made hereunder and of this mortgage, then this mortgage and the estate ~
hereby created shail cease and be null and void. ~
The Diortgagor further covenants as follows :
1. That he will pay the indebtedness, as hereinbefore provided.
2. He will pay all taxes, assessments, ~vater rates, and other grovernmental or municipal charges,
fines, or impositions, for v~~hich provision has not been made hereinbefore, and in default thereof the
D3ortgagee may pay the same; and that he will promptly deliver the o~cial receipts therefor to the
Mortgagce.
3. He will permit~ commit, or suffer no waste, impairment~ or deterioration of said property or any
part thereof, except reasonable wear and tear; and in the event of the failure of the ~iortgagor to keep
the buildings on said premises and those to be erected on said premises, or improvements thereon, in
good repair, the Mortgagee may make such repairs as in its discretion it may deem necessary for the -
proper preservation thereof, and the full amount of each and every such payment shall be due and pay-
able thirty (30) days after demand, and ahall be secured by the lien of this mortgage. _
4. He will pay all and singular the coats, charges, and expenses, including reasonable lav~ver's fees.
