instance shall include the Mortgagor's heirs, executors, successors, legal representatives, and assigns, including all sutr

singular and/or plurol, and the masculine and/or feminine and the natural and/or artificial pe~sons, whenever and
wherever the context so requires or admits, as parties of the first part, and COAAMUNITY FEDERAL SAVINGS AND LOAN
ASSOCIATION OF RIVIERA BEACH, a corporation existing under the laws of the United States of America, hereinafter
called the Mo~tgagee, which term as used in every instance shall include the Mo~tgagee's successors, legal ~epresents-
tives, and assigns, as party of the second part. ~
WITNESSETH, That for divers good and valuable considerations, and also in consideration of the aggregate
sum of money named in the promissory note of even date herewith, hereinaNer described, the Mortgagor does grant,
bargain, sell, alien, remise, release, co~vey, and confirm unto the Mortgagee, in fee simple, the following described
real estate, of which the Mortgagor is now seized and possessed, and in actual possession, situate in the County of
$L. Lucie , State of Florida, tawit:
Lot 20, Block 3232, Port St. Lucie Floresta Pines Unit 2,
according to the plat thereof recorded in Plat Book 16,
Page 37, of the Public Records of St. Lucie County, Florida.

~ TOGETHER with all structures and improvements now and hereafter on said land and the fixtures attached
thereto and all rents, issues, proceeds, and profits accruing and to accrue from said premises all of which are included
~ within the foregoing description and the habendum hereof. Also all gas, steam, electric, water and other heating,
cooking, refrigerating, lighting, plumbing, ventilating, ir~igating, and power systems, machines, applianzes, fixtures
~ and appurtenances, which now or may hereafter pertain to or be used with, in or on said premises, even though they
may be detached or detachable.
~ IT IS IAUTUALLY COVENANTED AN~J AGREED by and between th.e parties hereto that upon request of the Mort-
~ gagor, the Mortgagee may hereafte~, at its option, at anytime wirhin twenty (20) years from the date hereof and be-
~ fore full payment of this mortgage and notes secured hereby, make further advances to the Mortgagor and any such
~ further advances, with interest, shall be secured by this mortgage and shall be evidenced by an add~tional note then
^x unpaid, and the total amount of indebtedness that may be secured by th~s mortgage may decrease or increase from time
~ ro time, but the total unpa~d balance so secured at any one time shatt not exceed the maximum principal sum of

payment of taxes, levies, or insurance on the property covered by the lien of this mortgage with interest on such disburse-
