The Grantor, his heire or assigns reaerves the right to place pipes or wires within ten (10) feet of the boundaries of any lot, and ahall always have the right for hianself, hia heira or aseigns ae and when may be most oonvenient to hina to enter on said lot for the purpoae of erecting, flxing, building, exaaaining, maiataining or repairing such pipes, conduite, electric lighta, telephone poets and wires, drainage pipes or ewales, and other public servicee ae in his opinion may be deeirable or necessary to place oa tbe ten (10) foot strip herein referred to; provided, however, that nothing herein shall be oonatructed to permit the diviaion of any one owner's oontiguous parcel of land by such ten (10) foot strip, when auch contiguous parcel consiste of parte of more than one reoorded lot. 13. All electrical and telephone service linea to individual lota ehall be underground 3i,, except where thoae main electrical an~d telephone transmisaion lines are located on overhead poles running on the right of way from Gilson Road to the development proper . 14. The raising, maintaining or breeding of any domeaticated animals or birda shall not be permitted on the premiaes; except that not more than two (2) in number of any apeciea of household pets may be kept by the owner on the premises. Littera of dogs and/or cats shall be removed from the premises not more than one hundred twenty (120) days from their birth . 15. No docks on waterways are to be built directly opposite thoae on the other aide, but are to be ataggered by a minimal diatance of 100 feet . Any docka are to be parallel to the ahoreline and one side being directly attached to land and not more than four (4) feet in width . No off-shore tie pilinge allowed beyond dock . 16 . No seawalls permitted; egception may be permitted with the use of contoured seawalls to control some c:onditioa of erosion not posaible to control by other methods . Such permiaeion must be obtained in writing from the Grantor, his heirs or asaigns . Such permission will then only be given for very limited areas . 1? . Houses to have a aetback from the water not less than thirty (30 ) feet . 18. The aeptic tank drain field is to be located on the lot side away from the water and on the side neareat #he road . 19 . 114inimum lot size will be one (1) acre . I ~ 20 . In the event that the Grantee , his heirs , administrators , or asaigns shall violate or fail to carry out any or all of the covenants, conditions, or restrictions hereinabove provided, proceedinga to enforce compliance therewith by injunction or other suit or otherwise may be brought, at the option of the Grantor, hie heira or assigns . Any owner of other lots may proceed similarly . No failure or omiasion to bring auch suit or take auch other proceedings ae may be deemed necessary shall be held to be a waiver of any ri~ht in the Grantor, hia heirs or assigna , or in any lot owner to enforce compliance therewith . 21.
