ten (10) feet of the boundaries of any lot, and shall always have the right for himself,
hie heire or sesigns as and when may be most oonvenient to him to enter on said lot for the
purpose of erecting, 5xing, building, examining, maintaining or repairing euch pipes.

public servicee ae in his opinion may be desirable or necessary to place on the ten (10)
foot etrip herein referred to; provided, however, that nothing herein shall be oonetructed
to permit the division of any one owner's oontiguous parcel of land by euch ten (10) foot
atrip, wheri such contiguous parcel coneista of parte of more than one reoorded lot.
13. All electrical and telephone service lines to individual lots ehall be underground
except where those main electrical and telephone transmission lines are located on overhead
polea running on the right of way from Gilson Road to the development proper.
14. The raising, maintaining or breeding of any domesticated animals or birds ahall not
be pernaitted on the premisea; except that not more than two (2) in number of any
apeciea of household pets may be kept by the owner on the premisea . Litters of doge and/or
cats ahall be removed from the premiees not more than one hundred twenty (120) days
from their birth .
15. No docks on waterways are to 3e built directly opposite those on the other Bide,
but are to be etaggered by a minimal distance of 100 feet . Any docke are to be parallel
to the ehoreline and one side being directly attached to land and not more than four (4)
- feet in width . No off-ahore tie pilings allowed beyond dock .
16 . No seawalla permitted; exception may be pernaitted with the use of contoured eeawalls
to control some condition of eroaion not posaible to control by other methods . Such
permieaion must be obtained in writing from the Grautor, his heira or aesigns . Such
permisaion will then only be given for very limited areas .
17 . Houaes to have a aetback from the water not lees than ttrirty (30) feet .
18. The aeptic tank drain field is to be located on the lot side away from the water
and on the side nearest the road . •
19 . Minimum lot size will be one (1) acre .
20 . In the event that the Grantee , his heira , adminiatrators , or assigns shall violate or
fail to carry out any or all of the covenante, conditions, or restrictions hereinabove provided
proceedings to enforce compliance therewith by injunction or other auit or otherwise may
be brought, at the option of the Grantor, lus heira or assigns. Any owner of other lots
may proceed aimilarly . No failure or omission to bring auch euit or take auch other
proceedings as may be deemed neceseary ahall be held to be a waiver of any right in the
Grantor , hia heirs or asaigns , or in any lot owner to enforce compliance therewith .
21. These covenanta are to run with the land and ahall be binding on all parties and on
all peraons claiming under them until January 1, 1996.
