strip , when auch contiguous parcel consista of parts of more than one recorded lot .
13 . All electrical and telephone service lines to individual lots shall be underground
except where those main electrical and telephone transmisaion linea are located on overhead
poles running on the right of way from Gilson Road to the development proper .
14. The raiaing, maintaining or breeding of any domesticated animals or birda shall not
be permitted on the premisea; except that not more than two (2) in number of any
species of household pets may be kept by the owner on the premises . Littera of dogs and/
or cats ahall be removed from the premiaea not more than one hundred twenty (120) days
from their birth .
15. No docks on waterways are to be built directly opposite those on the other side,
but are to be staggered by a minimal diatance of 100 feet . Any docks are to be parallel
to the ahoreline and one side being directly attached to land and not more than four (4)
feet in width . No off-shore tie pilings allowed beyond dock .
16 . No seawalls permitted; exception may be permitted with the use of contoured seawalls
to control some condition of erosion not possible to control by other methods . Such
permisaion must be obtained in writing from the Grantor, his heirs or assigns. Such
permission will then only be given for very limited areas .
17 . Houses to have a aetback from the water not less than thirty (30) feet.
18. The septic tank drain field is to be located on the lot side away from the water
and on the side nearest the road .

; 19. Minimum lot aize will be one (1) acre.

r 20 . In the event that the Grantee , hia heirs , administrators , or assigns shall violate or
~ fail to carry out any or all of the covenants , conditions , or restrictions hereinabove provided ,
K proceedings to enforce compliance therewith by injunction or other suit or otherwise may
~ be brought, at the option of the Grantor, his heirs or assigns. Any owner of other lots
~ may proceed similarly . No failure or omission to bring such suit or take auch other
~ proceedinga as may be deemed necessary shall be held to be a waiver of any right in the
¢ Grantor , his heirs or asaigns , or in any lot owner to enforce compliance therewith .

~ 21. Theae covenants are to run with the land and shall be binding on all parties and on all
~ persons claiming under them until January 1, 1996 .
