The Grantor, his heira or assigns reserves the right to place pipes or wires within ten (10) feet of the boundaries of any lot, and ehall alwaye have the right for himaelf, _ hie heira or aseigns as and when may be most convenient to him to enter on said lot for the purpose of erecting, fixing, building, examining, maintaining or repairing euch pipes, conduite , electric lights , telephone poata and wirea , drainage pipea or swales , and other public servicea as in his opinion may be desirable or necessary to place on the ten (10) foot etrip herein referred to; provided, however, that notking herein shall be constructed to permit the divieion of any one owner's contiguoua parcel of land by euch ten (10) foot atrip , when such contiguous parcel conaiets of parts of more than one recorded lot . 13. All electrical and telephone service lines to individual lots shall be underground except where those main electrical and telephone transmisaion linea are located on overhead poles running on the right of way from Gilson Road to the development proper. 14. The raising, maintaining or breeding of any domeaticated animals or birds shall not be pernaitted on the premises; except that not more than two (2) in number of any species of houaehold pets may be kept by the owner on the premisea . Litters of dogs and/or cata ahall be removed from the premises not more than one hundred twenty (120) days from their birth . 15 . No docka on waterways are to be built directly oppoaite those on the other side , but are to be staggered by a minimal diatance of 100 feet . Any docka are to be parallel to the shoreline and one side being directly attached to land and not more than four (4) feet in width . No off-ahore tie pilings allowed beyond dock . : 16. No seawalle permitted; exception may be permitted with the uae of contoured seawalls to control some condition of erosion not possible to control by other methods . Such permission must be obtained in writing from the Grantor, hia heira or assigns. Such permission will then only be given for very limited areas . , 1? . Houses to have a setback from the water not leas than thirty (30) feet. 18 . The septic tank drain field is to be located on the lot side away from the water and on the eide neareat the road . f E 19 . Minimum lot size will be one (1) acre . ' ~ 20 . In the event that the Grantee , his heirs , adminietrators , or assigne shall violate or ~ fail to carry out any or all of the covenante , conditions , or restrictions hereinabove provided , ~ proceedings to enforce compliance therewith by injunction or other suit or otherwise may g be brought, at the option of the Grantor, hia heirs or assigns . Any owner of other lots s may proceed aimilarly . No failure or omiseion to bring euch suit or take such other ~ proceedings as may be deemed necessary shall be held to be a waiver of any right in the ~ - ~ Grantor , his heirs or assigns , or in any lot owner to enforce compliance therewith . ~ - ~ ~ 21.
