The Grantor, his heirs or aseigna reservea the right to place pipea or wiree within ten (10) feet of the boundaries of any lot, and shall always hava the right for himself, hie heirs or aseigns as and when may be moat convenient to him to enter on eaid lot for the ~ purpose of erecting, ffxing, building, examining, maintaining or repairing euch pipes, conduits , electric lighte , telephone posts and wires . drainage pipee or awalea , and other public aervices as in his opinion may be deairable or neceaeary to place on the ten (10) foot strip herein referred to; provided, however, that nothing herein ahall be constructed to permit the division of any one owner's contiguous parcel of land by auch ten (10) foot strip, when such contiguous parcel oonsists of parta of more than one recorded lot. 13. All electrical and telephone service lines to individual loLa ahall be underground except where those main electrical and telephone tranamiasion lines are located on overhEad polea running on the right of way from Gilson Road to the development proper . 14. The raising, maintaining or breeding af any domesticated animals or birds shall not be permitted on the premisea; except that not more than two (2) in number of any apeciea of houaehold pets may be kept by the owner on the premisea . Litters of doga and/ or cate ahall be removed from the premisea not more than one hundred twenty (120) days from their birth . 15. No docks on waterways are to be built directly opposite those on the other side, but are to be staggered by a minimal distance of 100 feet . Any docks are to be parallel to the ahoreline and one eide being directly attached to land and not more than four (4) feet in width . No off-ehore tie pilings allowed be~rond dock . 16. No seawalls permitted; exception may be permitted with the use of contoured seawalls to control some condition of erosion not possible to control by other methods . Such permission must be pbtained in writing from the Grantor, his heirs or assigns. Such - permission will then only be given for very limited areas . 17. Housea to have a aetback from the water not less than thirty (30) feet. ~ ~ ~18 . The septic tank drain field is to be located on the lot aide away from the water ~ and on the eide nearest the road . ~ ; - € 19. Minimum lot size will be one (1) acre. ~ ~ ~ 20 . In the event that the Grantee , his heirs , adminiatrators , or assigns ahall violate or ~ fail to carry out any or all of the oovenants, conditions, or restrictions hereinabove provided, ~ proceedings to enforce compliance therewith by injunction or other suit or otherwise may $ be brought , at the option of the Grantor . his heira or asaigns . Any owner of other lota ~ may proceed similarly . No failure or omisaion to bring such suit or take such other ~ proceedings as may be deemed necessary shall be held to be a waiver of any right in the ~ Grantor , his heirs or asaigne , or in any lot owner to enforce compliance therewith . ~ 21.
