instance shall include the Mortgagor's heirs, executo~s, successors, legal representatives, and assigns, including all sub-
sequent grantees, either voluntarily by act of the parties, or involuntarily by operatio~ of law and shall de~ote the
singular and/or plural, and the masculi~e"'and/or feminine and the natural and/or artificial persons, whenever and
wherever the context so requires or admits, as parties of the first part, and COMMUNITY FEDERAL SAVINGS AND LOAN
ASSOCIATION OF RIVIERA BEACH, a corporation existing under the laws of the United States of America, hereinafter
called the Mortgagee, which term as used in every instance shall inctude the Mortgagee's successors, legal representa-
tives, and assigns, as party of the second part.
WITNESSETH, That for divers good and valuable co~siderations, and also in consideratio~ of the aggregate
sum of money named in the promissory note of even date herewith, hereinafter deuribed, the Mortgagor does grant,
bargain, sett, alien, remise, release, convey, and co~firm unto the Mortgagee, in fee simple, the following described
real estate, of which the Mortgagor is ~ow seized and possessed, ond in actual possession, situate in the County of

TOGETHER with all strudures and improvements now and hereafter on said land and ihe fixtures attached
thereto and all rents, issues, proceeds, and profits accruing and to accrue from said premises all of which are included
with~n the foregoing des;ription and the habendum hereof. Also all gas, steam, electric, water and other heating,
cooking, refrigerating, lighting, plumbing, ventilating, irrigating, and power systems, machines, appliances, fixtures
and appurtenances, which now or may hereafter pertain to or be used with, in or on said premises, even though ihey
may be detached or detachable.
IT IS IhUTUALIY COVENAN7E~ AN~J AGREED by and between the parties hereto that upon request of the Mort-
gagor, the Mortgagee may hereafter, at its option, at anyt~me within twenty (20) years from ~he date hereof and be-
fore full payment of this mortgage and notes secured hereby, make further advances to the Mortgagor and any such
further advances, with interest, shall be secured by this mortgage and shall be evidenced by an addit+onal note then
unpaid, and the total amount of indebtedness that may be secured by this mortgage may decrease or ~ncrease from time
to time, but the total unpaid balance so secured at any one t~me shall not exceed the maximum pr~ncipal sum of
s 29,0~0.00 together with interest thereon and any and all disbursements made by the Mortgagee for the
payment of taxes, levies, or insurance on the property covered by the lien of this mortgage with interest on such disburse-
ments at the rate specified in the note referred to in this mortgage, and for reasonable attorney's fees and court costs
incurred in the collection of any or all of such sums of money.
