THIS MORTGAGE, dated this ~ day of April, 1974,
between Ft. Pierce Construction Corp., a Florida corporation,
Suite 105, 701 Northlake Blvd., N. Palm Beach, Florida 33408,
hereinafter called the Mortgagor, and American City Bank &
Trust Company N.A., Milwaukee, Wisconsin, a national banking
association, and its successors and assigns, hereinafter
called the Mortgagee;
TO SECURE the repayment of the sum of One Million
Four Hundred Eighty-~ao Thousand Dollars ($1,482,000.00)
as shown by a certain promissory note of Mortgagor to
Mortgagee of even date herewith, and any extensions or
renewals thereof, and any additional sums which may hereafter
be loaned and evidenced by a note secured by this Mortgage
(individually or collectively the "Note"), and to secure
thz other promises herein, Mortgagox hereby mortgages to
Mortgagee, its successors and assigns; the real estate located
in St. Lucie County, Florida, which is fully described in
Schedule A attached hereto.

~ and hereafter on said land, and fixtures attached thereto,
E and all rents, issues, proceeds, and profits accruing and to
~ accrue from said premises, all of which are included within
s the foregoing description; also all heating, cooking, re-
; frigerating, lighting, plumbing, ventilating, irrigating,
$ and power systems, machines, appliances, fixtures, and
~ appurtenances, which now are or may hereafter pertain to,
5 or be used with, in or on said premises, even though they
y be detached or detachable and all condemnation and simi ar
~ payments and awards.

~ TO HAVE AND TO HOLD the same, together with all_
3nd singular the tenements, hereditaments and appurtenances
~ thereunto belonging or in anywise appertaining, and the re-
~ version, remainder, rents, issues and profits thereof, and
~ also all the estate, right, title, interest, possession,

claim and demand whatsoever, as well in law as in equity, of
~ the said Mortgagor in and to the same, and every part there-
of, unto the said Mortgagee in fee simple.
- MORTGAGOR WARRAPITS TO A.~TD AGREES WITH MORTGAGEE AS FOLLOWS:
- l. Mortgagor has good title to the Property in fee
simple, free of all liens and encumbrances except those waived
