This Lease, made and entered into as of the llth
day of April, 1974, between TEXLAi~D PROPERTIES CORP. ("Lessor") .
a Delaware corporation having an office c/o The Southland
Corporation, 2828 North ltaskell Avenue, Dallas, Texas 75221
and T11E SOUTIiL11ND CORPORATION ("Lessee") , a TCxas corpo-
ration having its principal office at 2828 North Haskell Avenue,
. Dallas, Texas 75221. ,
W I T N E S S E T H :
Lessor hereby leases to Lessee and Lessee rents
from Lessor, among other properties, the parcel of land
; together with all buildings, structures and other improvements
; presently situated, or`hereafter constructed thereon, located
= in St. Lucie County, Florida , more particularl~•
described in Schedule A annexed hereto, and all easements,
$ rights and appurtenances relating thereto (the "Leased Proper-
~ ty") to have and to hold for (a) a term of 20 years commenc-
¢ on April 30, 1974, and ending at midnight on April 29,
~ 1994 and (b) thereafter, if_ Lessee is not t'~en in default,
~ five successive extended terms of five yea~s each at the
~ option of Lessee, exercisable upon Lessee giving Lessor at
~ least 180 days' prior written notice of each extension.

This Lease constitutes a memorandum of a certain
~ unrecorded lease (the "Lease") of even date herewith between
~ Lessor and Lessee covering the Leased Property and other
~ properties, all the terms and conditions of which, including
~ conditional options granted to Lessee in certain circumstances
to purchase the Leased Property, are hereby made a part hereof
with the same force and effect as though fully set forth
herein. ~1ny party desiring more detailed information with
~ respect to other terms and provisions of the Lease should
~ contact Lessee.
