tep (10) feet of the bouiidaries of any lot, and ehall alwaye have the right for himself,
hie heirs or asaigne as and when may be most oonvenient to him to enter on said lot for the
purpose of erecting, ffxing, building, examining, maintaining or repairing such pipee, ,
coaduits . electric lighta . telephone poats and wires , drainage pipee or awales , and other
public aervices as in hie opinion may be deairable or neceesary to place on the ten (10)
foot atrip herein referred to; provided, however, that nothing herein ehall be conetructed
to permit the division of any one owner's contiguoua parcel of land by such ten (10) foot
strip, when euch contiguous parcel coneiete of parts of more than one reoorded lot.
13. All electrical and telephone aervice lines to individual lots shall be underground
egcept where those main electrical and telephone transmiaeion lines are located on overhead
poles running on the right of way from Gilson Road to the development proper.
14. The raieing, maintaininB or breeding of any domeeticated animals or birds shall not
be permitted on the premises; except that not more than two (2) in number of any
species of houBehold pets may be kept by the owner on the premiaes . Littere of doga and/or ~
cata sball be removed from the premisea not more than one hundred twenty (120) days ~
from their birth . ~
15. No docks on waterways are tQ be built directly opposite those on the other side, :
but are to be staggered by a minimal distance of 100 feet . Any docke are to be parallel ~
to the shoreline and one aide being directly attached to land and not more than four (4) ~

feet in aridth . No off-ahore tie pilinge allowed beyond dock . ~
16. No seawalls permitted; exception may be permitted with the uae of contoured seawalls ~
to control some condition of eroeion not possible to oontrol by other methods . Such ~
perrmiasion must be obtained in writing from the Grantor, hie heirs or assigns. Such }
permission will then only be given for very limited areas . _ #

17. Houaea to have a setback from the water not lesa than thirty (30) feet. ;
18. The septic tank drain field ia to be located on the lot eide away from the water
and on the side neareat the road . ~
~ 19 . ll3inimum lot size will be one (1) acre .

20 . In the event that the Grantee , his heirs , adminiatrators , or assigne shall violate or ~
~ fail to carry out any or all of the covenants, conditions, or reatrictiona hereinabove provided, s
~ proc~eedings to enforce compliance therewith by injunction or other suit or otherwise may
~ be brought, at the option of the Grantor, his heir~, or asaigns. Any owner of other lots
~ may proceed similarly . No failure or omisaion to bring auch suit or take such other
~ prooeedinge as may be deemed neceasary ahall be held to be a waiver of any right in the
~ Grantor, his heirs or assigns, or in any lot owner to enforce compliance therewith .

21. These oovenants are to run with the land and ahall be binding ori all partiea and on
~ all persona claiming under them until January 1, 1996.
