ten (10) feet of the boundaries of any lot . and shall always have the right for himself , his
heirs or seaigns as and when may be most convenient to him to enter on eaid lot for the j
purpoae of erecting, fixing, building, examining, maintaining or repairing such pipes, ;
conduita, electric lighta, telephone posts and wires. drainage pipes or swales. and other ~
public aervices as in tus opinion mqy be deeirable or neceseary to place on the ten ~10) j
foot strip herein referred to; provided, however, that nothing herein ahall be constructed 3
to permit the division of any one owner'a oontiguous parcel of land by auch ten (10) foot ;
strip, when auch contiguous parcel ooneiate of parts of more than one recorded lot. I

13. All electrical and telephone service lines to individual lota shall be underground ~
except where thoae main electrical and telephone tranamission linea are located on overhead ~
polee running on the right of way fmm Gileon Road to the development proper .

14. The raising, maintaining or breeding of any domesticated animals or birds shall not
be permitted on the premisea; except that not more than two (2) in number of any
apecies of household peta may be kept by the owner on the premiees . Litters of dogs and/
or cats ahall be removed from the premises not more than one hundred twenty (120) days
from their birth .
15. No docka on waterways are to be built directly opposite those on the other side,
but are to be staggered by a minimal diatance of 100 feet . Any docka are to be parallel
to the shoreline and,, one aide being directly attached to land and not more than four (4)
feet in width . No off-shore tie pilings allowed beyond dock .
16. No seawalls pernaitted; exception may be permitted with the use of contoured aeawalla
to control some condition of erosion not possible to control by other methoda . Such
permission muat be obtained in writing from the Grantor, his heirs or assigns . Such
permission will then only be given for very limited areas .
17 . Houses to have a setback from the water not less than thirty (30) feet.
18. The septic tank drain field is to be located on the lot side away from the water
• and on the side neareat the road .
19 . Minimum lot size will be one (1) acre .
° 20 . In the event that the Grantee , his heirs , administrators , or assigns ahall violate or
i fail to carry out any or all of the covenants , conditions , or reatrictions hereinabove provided ,
proceedings to enforce compliance therewith by injunction or other suit or otherwise may
f be brought, at the option of the Grantor, hia heirs or assigns. Any owner of other lota
~ may proceed aimilarly . No failure or omission to bring such auit or take such other
~ proceedings ae may be deemed necessary sha11 be held to be a waiver of any right in the
~ Grantor , his heirs or assigna , or in any lot owner to enforce compliance therewith .

~ 21. These covenants are to run with the land and shall be binding on all parties and on all
~ ersone claiming under them until January 1, 1996 .
