4.6 RESTORATION FOLLO~YING IIVSURED CASUALTY. In the event of
ths happening of any casualty, of any kind or nature, ordinary or extra- ;
ordinary, foreseen or unforeseen covered by insurance under pazagraph 4.5 s.`
resulting in damage to or destruction of the Niortgaged Property, Niortgagor =

will give notice thereof to Mortgagee, and if Mortgagee elects to apply the ~
insurance proceeds to the restoration, repair or replacement of the damaged
or destroyed Mortgaged Property, A~ortgagor will prompdy, at 141ortgagor's
sole cost and expense, whether or not the insurance proceeds shall be
~ suffi~ient for the purpose, commence and diligendy continue to restore,
repair, replace, rebuild or alter the damaged or destroyzd D'Iortgaged
~ Property as nearly as possible to its value, condition and character im-
~ mediately prior to such damage or dc~struction. Flection by Mortgagee to
; apply the insurance proceeds to the restoration, repair or replacemenf of
i the damaged or destroyed Mortgaged Property shall not affect the lien of
f this Mortgage or reduce the amount of the Indebtedness secured by this
~ Mortgage.

4.7 RESTORATION FOLLOWING UNINSURED CASUALTY. In the event
~ of the hapgening of any casualty, of any kind or nature, ordinary or extraor-
~ dinary, foreseen or unforeseen, not covered by insurance under paragraph
" 4.5 resulting in damage to or destruction of the blortgaged Properry, riort-
gagor will give notice thereof to Mortgagee and 141ortgagor will prompdy, at
~ Aiortgagor's sole cost and expense, commence and diligently continue to
~ restore, repair, replace, rebuild or alter the damaged or destroyed Mort-
~ gaged Property as neazly as possible to its value, condition and chazacter
~ immediately prior to such damage or destruction.

; 4.8 PERFORMANCE OF OTHER AGREEMENTS. biortgagor will duly
> and punctually perform all covenants and agreements expressed as binding
~ upon it under any lease, Permitted Encumbrance or any other agreement of

_ any nature whaiscever to which it is a party which invalves the Mortgaged
~ Property.
= 4.9 I~vsPECTiort. Mortgagor will permit Mortgagee and parties des-
;:~4 ignated by b~ortgagee, at all reasonable times, to inspect the Mortgaged
- Property.
~ 4.10 HOLD HARMLESS. Mortgagor will defend at its own cost and
r~ hold Mortgagee harmless from any action, proceeding or claim affecting
