In the event of ths happening of any casualty, of any kind or nature, ordinary or extra- ; ordinary, foreseen or unforeseen covered by insurance under pazagraph 4.5 s.` resulting in damage to or destruction of the Niortgaged Property, Niortgagor = s will give notice thereof to Mortgagee, and if Mortgagee elects to apply the ~ insurance proceeds to the restoration, repair or replacement of the damaged or destroyed Mortgaged Property, A~ortgagor will prompdy, at 141ortgagor's sole cost and expense, whether or not the insurance proceeds shall be ~ suffi~ient for the purpose, commence and diligendy continue to restore, repair, replace, rebuild or alter the damaged or destroyzd D'Iortgaged ~ Property as nearly as possible to its value, condition and character im- ~ mediately prior to such damage or dc~struction. Flection by Mortgagee to ; apply the insurance proceeds to the restoration, repair or replacemenf of i the damaged or destroyed Mortgaged Property shall not affect the lien of f this Mortgage or reduce the amount of the Indebtedness secured by this ~ Mortgage. ~ 4.7 RESTORATION FOLLOWING UNINSURED CASUALTY.
