notice to Mortgagor, may at any time cease exercising its rights under
this paragraph ?.12 and may exercise any other remedy under d~is
Mortgage by reason of such continuing Event of Default or Events of
Default.
7.1.3 EIVFORCEMENT OF MORTGAGE. Mortgagee, Wlv] Oi W1~lOUL
entry, personally or by its agents or attorneys, insofar as applicable, may: ~
( a) sell the Mortgaged Property and all estate, right, tide and
interest;~claim and demand therein, and right of redemption thereof, ~
to the extent permitted by and pursuant to the procedures provided
by law, at one or more sales, and at ~uch time and place upon such
terms ar.d after such notice thereof as may be required or permitted
~ by law; or
~ - ( b) institute proceeclings for the= complete or partial foreclosure
of this Mortgage; or
; (c) take such steps to protect and enforce its rights whether by
; action, suit or proceeding in equity or at law for the specific perfor-
r mance of any covenant, condition or agreement in the Note or in the
y Loan Agreement or in this Mortgage, or in aid of the execution uf
any po~ti~er herein granted, or for any foreclosure hereunder, or for
~ the enforcement of any other appropriate legal or equitable remedy
G or otherwise as Mortgagee shall elect; or
; (d) enforce this Mortgage in any other manner permitted under
~ the la~vs of the state in which the A~Iortgaged Property is situated. :
7.1.4 SnLE. ( a) biortgagee may adjourn from time to time any
, sale by it to be made under or by virtue of this A'Iortgage by announcement '
= at the time and place appointed for such sale or for such adjourned sale
' or sales; and, except as othervr•ise provided by any applicable provision of '
~E law, Mortgagee, without further notice or publication, may make such sale
at the time and place to ~~~hich the same shall be so adjourned.
(b) Upon the completion of any sale or sales made by the D'[ortgagee :
z under or by virtue of this Article 7, the 14iortgagee, or an officer of any
court empowered to do so, shall execute and deliver to the accepted pur- .
- chaser or purchasers a good and suf~'icient instrument or instruments,
without representation or warranty expressed or implied, conveying, a's-
