and in the guaranty of any Guazantor shall be cumulative and concurrent
; and may be pursued separately, successively or together against bZort-

~ them, at the sole discretion of 141ortgagee, and may be exercised as often

~ as occasion therefor shall arise, all to the maximum extent permitted

v If 1liortgagee elects to proceed under one right or remedy under the Security
~ Documents or the Note, Mortgagee may at any dme cease proceeding ~
under such right or remedy and proceed under any other right or remedy

~ under tl~e Security Documents or the Note. The failure to exercise any
such rig'r,t or remedy shall in no event be construed as a~vaiver or release

~ thereof. l~Tothing in the Note or the Security Documencs shall affect b7ort-

gagor's obligations to pay the Indebtedness and perform the Obligations in ~
~ accordance ~~~ith the terms therpof.
~ 7.4 Cx~niT oF ~loxrcncEE. Upon any sale made under or by virtue
of this Article 7, whether made under the power of sale herein granted or
f~ under or by virtue of judicial proceedings or of a judgment or decree of
foreclosure and sale, D~ortgagee may bid for and acquire the Niortgaged
Property and in lieu of paying cash therefor may make settlement for the
purchase price by crediting upon the Indebtedness the amount of \4ort-
= gagee's bid.
