Addidonal Future Advances as provided in pazagraph 7.12 so that the
maxiinum amount secured hereby shall not exceed twice the original
principal amount of the Note stated in paragraph 1( p) plus all other
Indebtedness secured hereby.
11.10 SUCCESSORS AND ASSIGNS. All of the terms of the Security
Documents shall apply to and be binding upon, and inure to the benefit
of, the successors and assigns of Mortgagor and Mortgagee, respectively.
and all persons claiming under or through them.
11.11 S$vEn~su.i~r. In case any one or more of the Obligations
shall be invalid, illegal or unenforceabl~ in any respect, the validity of the
remaining Obligations shall be in no way affected, prejudiced or disturbed
thereby.
; 11.12 MODIFICATION. The Security Documents and the ternas of
, each and all of them may not be changed, waived, discharged or terminated
orally, but only by an instrument or instruments in writing, signed=by the

~ number of counterparts, each of which shall be an original, but all of
- which together w-ill consdtute one instrument.
~ 11.14 APPLICABLE LAW. This Mortgage shall be governed bp and

~ construed according to the laws of the state in which the Mortgaged Prop-
~ erty is situated.

~ 11.15 STRICT PExFOxNtnxcE. Any failure by Mortgagee to insist
upon strict performance by Mortgagor af any of the terms and provisions -

of the Security Documents or of the Note shall not be deemed to be a
: ~sai~~er of any of the terms or provisions of the Security I~cuments or the
1`'ote, and Mortgagee shall have the right thereafter to insist upon strict
- performance by Mortgagor of any and all of them.
II.IF). HEADINGS. The Article headings and the Section and Sub-
- section entidements hereof are inserted for convenience of reference only,
and shall in no way alter or modify the text of such Articles, Sections and
: Subsections. .
11.17 GENDER, ETC. The use of any gender shall include all other
genders. 'The singular shall include the plural.
