E. The name Guardian \lort age Investors is the ~

designation of the Trustees for the time being under a Declaration of Trust, ~
dated ~Iarch 29, 1966, as amended. This 1~~Iortgage shall be understood F
and expressiy stated to be n~t binding upon any of the Trustees, share- ~
holders, of~'icers, or agents of the Trust, personally, but binding only upon ~
the trust estate of Guardian hiortgage lnvestors. All persons dealing ~vith }
Guazdian Mortgage Investors ~nust look solely to the trust property for the ~
enforcement of any claims against Guazdian 117ortgage Investors.
ARTICLE 12
CHANGES IN LAW
~ 12. Tnx oN 1~IORTGAGE OR INDEBTEDI~ESS; UsuxY. In the event of
~ the passage, after the date of this 11-iortgage, of any law (i) making it illegal ~ '
; for the i~iortgagor to pay the ~ehole, or any part of the taxes or assessments ~
~ or chazges or liens herein required to be paid by Mortgagor, or ( ii ) render-
; ing the payment by A~iortgagor of all taxes levied or assessed upon the -
$ Security Documents or the interest in the i~Iortgaged Property represented
~ ~ thereby unlawful, or ( iu ) rendering tiie payment by illortgagor of the ~
~ Indebtedness unlawful or usurious or ( iv ) rendering the covenants for the ~
~ payment of the matters set forth in subparagraphs ( i) and ( u) of this ;

~ pazagraph 12 by Mortgagor legally inoperative, the entire unpaid balance ;
~ of the Indebtedness shall, after thirty ( 30 ) days written notice to Mort-
~ gagor, become immediately due and pa}•able, anything in the Note or

~ Security Documents to the contrary notwithstanding.

" 13.1 Arrox2vMEtvr sY LESSEE. To ihe extent not so provided by
= applicable law each Lease of the Mortgaged Property shall provide that, in
- the event of enforcement by the l~iortgagee of the remedies provided for
by law or by this 14tortgage, the lessee thereunder will, upon request of
any person succeeding to the interest of the hiortgagor as a result of such
enforcement, automatically become the lessee of said successor in interest,
~vithout change in the terms or other provisions of such Lease, provided,
ho~ve~~er, that said successor in interest shall not be bound by ~ i) at the
