MORTGAGOB FURTHER AGAEES:
1. To make all paymente required by that note and thia mortgage prompUy when due.
2. To pay ail taxes. ssssssmeats~ liens and encumbrances on that property promptly when dne. If
they are not promptly paid~ the Mortgagee maq pay them without waiving the option to foreclose, and such
payments, with interest thereon from the date of payment at the same rate as apeciRed in that note. ahall
also be secured by this mortgage.
3. To c~ommit. permit, •or suffer no waste. impairment or deterioration of the ai+~rtgaged property.
4. To pay all eapenses reasonably incurred by the Mortgagee becauee of fail~re of the Mortgagor
to comply with the agreementa in that note or this mortgage, including ressonable attorneys' feea. The coat
thereof, with interest thereon from the day of payment at the same rate as apecified in that note, shall a18o
be secured by thia mortgage.
~ b. If any payment provided for in that note is not paid within 30 dsys after it beoomea due. or if any
agreement in this mortgage other than the agreement tfl make the pqymenta is breached. the entire unpaid
principal balance of that note shall immediately become due at the option of the Mortgsgee, su~ thee Ma ~
gagee may foreclose this mortgage in the manner provided by law, and have the mortgaged property
satisfy or apply on the indebtedness hereby aecured.
6. The rents and profits of the mortgaged property are also hereby mortgaged, and if proceedinga
to foreclose thia mortgage shall be instituted, the oourt having jurisdiction thereof may appoint a receiver of
the mortgaged property and apply those rents and pmfits to the indebtedness hereb~ secured. regardless of
the aolveucy of the Mortgagor or the adequaGy of the security.
