25. It is further covenanted arid agreed that the execution and delivery
of this Lease shall act as a canaellation and teraination eYfective
February 28, 1974, of that certain Lease dated Augnst 9, 1972,

of America, as recorded in O.R. B~ok 207, Page 2867 of the Public
s Reoords of St. Lucie County, Florida, and as a~ended by Amendtent
~ to Lease dated April 26, 1973, snd recorded in O.It. Book 215,
~ Page 56 of the Public Records of St. Lucie County, Florida.
26. It is flirther oovenantad and agreed that, in the eivent the Tenaat
should voluntarily aral xithout cause vacate the daaised Prenises,
~ at arqr ti~ae before the expiration or termination of this Lease,
~ under circwnstances xhereunder Tenant xould contiuue to be legally
' liable for the paymeat of rent, the Tenant shall have the ri~t
to deduct fr~m an~y rent payable under the Lease, the oost of
