of the County of St. LUC~E , State of Florida, hereinafter called the Mortgagor, which te~m as used in every
instance shall inctude the Morigagor's heirs, executors, successors, legal representatives, and assigns, including all sub-
seque~t grantees, either voluntarily by act of the parties, or involuntarily by operation of law and shall denote the
singular and/or plural, and the masculine and/or feminine a~d the natural and/or artificial persons, whenever and
wherever the context so requires or admits, as parties of the first part, and COMMUNITY FEOERAL SAyINGS AND IOAN
ASSOCIATION OF RIVIERA BEACH, a corporation existing under the laws of the United States of America, hereinafter
called the Mortgagee, which term as used in every instance shall include the Mortgagee's successo~s, legal ~epresenta-
tives, and assigns, as party of the second part.
WITNESSETH, That for divers good and valuable considerations, and also in consideration of the aggregate
sum of money named in the promissory note of even date herewith, hereinafter described, the Mortgagor does grant,
bargain, sell, alien, remise, release, mnvey, a~d confirm unto the Mortgagee, in fee simple, the following destribed
real estate, ~of which the Mo~tgagor is now seized and possessed, and in adual possession, situate in the County of
St. LUC7 @ , State of Florida, to-wit:
The South 104.5 feet of Government Lot 4 lying East
of Florida East Coast Railway Road right of way, lying
in Section 18. Townshia 36 South, Range 41 East (Plat
Book 3 at page 76) together with riparian rights less
road rights of way and the easement for the intracoastal
waterway.

TOGETHER with all strudures and improvemenis now and hereafter on said land and the fixtures attached
thereto and all rents, issues, proceeds, and profits accruing and to accrue from said premises all of which are included
with~n the foregoing description and the habendum hereof. Also all gas, steam, efect~ic, water and other heating,
cooking, refrigerating, lighting, plumbing, ventilating, irrigating, and power systems, machines, appliances, fixtures
and appurtenances, which now or may hereafter pertain to or be used with, in or on said premises, even though they
may be detached or detachable.
IT IS MIUTUAl1Y COVENANTED AND AGREED by and between the parties hereto that upon request of the Mort-
gagor, the Mortgagee may hereafter, at its option, at anyt~me within twenty (20) years from the date hereof and be-
fore full payment of this mortgage and notes secured hereby, make further advances to the Mortgagor and any such

unpaid, and the total amount of indebtedness that may be secured by this mortgage may decrease or increase from time
ro time, but the total unpaid balance so secured at any one t~me shall not exceed the maximum principal sum of
