(2) The Buyer shall be entitled to randvm contiquous releases
in consideration of the payment to the Seller of one hundred
twenty-five percent (12596) of that fraction of the uripaid
mortgage loan principal based upon the ratio of the area of
the parcel to be released to the whole area of the property
originally mortgaqed or still under mortgage; provided said rando~n re-
leases shall not be granted if the note and mortgaqe are in
default; provided further that not more than (1/2) Metzger
Road frontage by depth of 180' shall be released until prior
release of not less than forty percent (4096) of total property
under mortgage. Perpetual ingress and egress of not leas than
50' right-of-way whall be reserved to serve all unreleased
property until fully released.
