Any deficiency in the amount of such a~;gre~ate monthly psyment sball, unless made good by the Mort-
gagor pr~or to the due dste o[ the nex~ such payment, constitute an event of defaul~ under this mortgage.
At Mortgegee's option, Morigagor will pay a"late cl~arge" not exceeding four per centum (4°Ja) of any install-
ment when paid more then fittcen (15) days aftec t6e due date thereof to cover the extra expense involved in
handling delinquent paqments, but such "late charge" shall not be payable out ot the proceeds of any sale
msde to satiafy the indebtkdness secwed hereby, unless such proceeds are aufficient to d~scharge the entire
indebtedness and all proper c~sts and expeuses se~ured thereby.
