of Condominium of Winc~nill Village by the Sea Condominiian No. 1 as
recorded in Official I~cord Book 189 On pages 1887 through 2007,
inclusive, of the Public Records of St. Lucie County, Florida,
including the ~ibits attached thereto and taxes for the current
year and restrictions covenants, easements, and reservations of ~i
recprd. ~
TOGFTHER with all the tenements, hereditaments and appurtenances ~
thereto belonging or in anywise appertaining. ~

E AND the grantor hereby covenants with said grantee that it is law-
~ fully seized of.said land in fee simple; that it has good right and
lawful authority to sell and convey said land; that it hereby fully
warrants the title to said land and will defend the same against
the lawful claims of all persons whomsoever; and that said land is
~ free of all encumbrances. However, this sale is made subject to
the Declaration~of Condominium and all other condominium instru-
' ments, restrictions and easements of record, and taxes accruing
